Construction of a 3-story commercial residential mixed use building with zero lot line setbacks in the Rosemary District of the City of Sarasota. The top floor units are residential use with ground floor storefront commercial use units with mezzanine elements at the second floor level. The project was designed by Richard Garfinkel, AIA.
The structure includes parking and a parking garage at ground level. An innovative underground stormwater retention system was designed and installed due to the limited lot size. This system allowed for parking over the retention system. The system was not a vault, but rather a system of pipe that was much more cost effective than other retention options. The project was completed under the Owner’s budget.
